央廣網北京10月28日消息(記者季蘇平 張秋實)據中國之聲《新聞晚高峰》報道,進入金九銀十,樓市顯示出異乎尋常的火爆。一線和部分二線城市的房價調控目標眼瞅著就無法實現了。就在這個時候,前中國首富宗慶後突然發聲:“房地產泡沫已形成,中國不能再造房子了”。而現任中國首富王健林在接受媒體採訪時卻表示,一二線城市的房地產市場是由真實的需求支撐的。房子這點兒事兒,“倆首富”看來意見不太一致。

文茜語錄/一個廢墟,兩個中國 文茜語錄/一個廢墟,兩個中國 陳文茜 歷史如戲。往往一只寬寬窄窄的舞台,就道盡歷代世紀滄桑,留下無盡世間悲劇。可惜我們只會看戲,不會看歷史,我們的人生太短,歷史卻太長,我們或任何當代之人始終學不會以歷史的縱深,觀當下,或預知未來;也因此始終分不清許多事件在歷史中的意義。 惟一的例外,是現代中國的領導精英。 二○一一年一月二十日,是中國歷史上的一天。這一天,中國國家統計局公布二○一○ GDP數據,中國GDP總值十六兆美元,正式超越日本,成為全球第二大經濟體。自一八九五年甲午戰敗後,這是史上第一次,中國人超越了日本。一一五年的歷史巨輪,在中日關係上,代表太多屈辱、屠殺、毀滅、戰爭、家破人亡……,各種類型符號至今未歇。 按理說,中國官方至少應在南京,或哪個長城關口放點煙火;但中國國家統計局的反應,卻異常冷靜謹慎。官方只發表三點聲明: 一、這是三十年改革開放的成果。二、這只是量的總和,中國的高GDP是靠高耗能、低工資換取而來;無論國家的生態、民工的血汗都為此付出驚人的代價;因此量上中國超越買屋網了日本,值方面比不上,中國經濟結構仍有待提升。三、中國人口高達十三億,以GDP總量固是世界第二大,但以人均GDP換算只有三千美元,全球百名都排不上。 一月二十日中國國家統計局公布此數據之日,也正是胡錦濤訪美的最後一天。僅管歐巴馬以G2最高國宴款待,胡錦濤仍絕口不提中國今日之成就。無論國內或國外,不約而同,唱的都是同一齣低調之戲。許多人不了解中國領導者的心態,是的,中國正在崛起,但它小心翼翼地不與任何大國正面衝突,幾代領導者深記鄧小平遺訓;中國要崛起,就不能與任何大國正面衝突,中國在國際政治上必須記住保持一件事:低調。 相較於台灣「中華民國建國百年」的歡樂煙火與中共建政六十年的紀念儀式,可以看出兩岸領導精英面對歷史巨大的差異。中國建政六十年(二○○九年),不喧譁「共產建設」之偉大,執旗的士兵揮起五星旗,踩的是一六九個步伐。這一年的中國,是從鴉片戰爭那一年算起的;這一刻的北京天安門,牢牢記住他們離海淀圓明園廢墟,不過幾十公里遠。 另一個呈現中國歷史態度的是關於圓明園遺址的決策。二○○五年北京翻天覆地拆遷老胡同、買房子舊民房,興建鳥巢、水立方之時,該不該重建圓明園,又成了巨大的辯論。最終北京市府決定維持二○○○年已定的方案,這裡將做為中國人永久國恥印記的「遺址公園」,這一片面積四五八. 九公頃 的舊物,要讓世代中國人永久憑弔,謹記十九至二十世紀,被列強燒殺搶姦的中國。 北京領導者要人民看到的,不只是一個廢墟;它是一部獨特的紀錄片;一齣最滄涼的戲;也是一面最重要的鏡子。 在北京我常遇著兩種發跡的人,一種是忘了鏡子的人,金錶名車十足炫耀,首富行善送錢都得紅花花紙鈔擺在舞台,或直升機上塗個「趙本山」,惟恐人不知。 另一種,譬如潘石屹,他常常睡覺初醒還沒全回神,第一個反應竟是害怕沒飯吃,下分鐘清醒些才想起「哦,我現在已是個百善富翁了。」他用一個可愛的比喻和我聊天,他的靈魂有一半仍住著窮鬼,另一半才是今日發財的他。 來台灣第一次,跟著大訪問團,結果機場擠了百名記者,燈光閃閃,嚇著他問我怎麼回事?我一下子沒法清楚回答,就打笑地說:「你現在享受的是章子怡的待遇。」他從此明白「章子怡」日子不好過,第二回在台灣見朋友,低調搭著小黃計程車、四處租房子見風景。他寫的自傳書籍《童年的糖是甜的》,對年幼時的苦從不忘懷;至今的他仍常回甘肅天水家鄉,據說專事幫忙當地學校修廁所,「管屁股」;因為當地衛生條件太差了,許多女童不到十二、三歲,染病被迫割除了子宮。一個不能生育的中國鄉下女子,等於不能買賣或生產的牛羊,家人往往就把她們給放棄了;潘石屹想幫助這些女孩,至少有條件當個健康的媽媽。 當代中國面對歷史與台灣或美國,有著重大差異。他們不像猶太人至今仍四處追捕納粹戰犯,也不想提父親及自己年幼時期的文革迫害。四人幫已死,毛澤東只剩個遺像,清朝也覆滅了。算帳,不能找回中國的公道;中國的公道得在歷史、在廢墟中靠自己重建。 西方近日一本極為暢銷的書籍《當中國統治世界》,開文不斷地提醒西方讀者,中國真正殞落是一八三○年以後的事;在十九世紀之前,中國一直是全球GDP產值最高的國家,明末之前全球只有中國瓷人能生產精美的硬瓷、無與倫比的絲織品與英國貴族無法捨棄的茶。 其實我們許多人的歷史書是白念的。我們只記得乾隆活了很久,也知道康雍乾三位皇帝皆為中國盛世時期。乾隆死於一七九九年,剛巧房屋出租十八世紀的最後一年,他死後不到幾個月寵臣和珅下獄問斬。他死前六年在承德接見英國使節團,臨走前英國人在圓明園內向他展示最先進的加農砲。但愚蠢又傲慢的老皇帝毫無警覺,據說直到一八六○年英法聯軍火燒圓明園時,那兩門加農砲依然安靜地被擺在圓明園內某棟建築物裡,與無數玉石、罐子、琺瑯器、鐘錶等各國貢品置放一處。在乾隆眼裡這些先進武器與音樂鐘等類似,只是個新鮮玩意。 圓明園從盛世中國興建到殞落中國,最終命定以廢墟面貌流傳百世。我的北京朋友們告訴我,這是當今每一個北京中學生必上的校外教學課程。一個廢墟,兩個中國。 歷史不只是戲;北京領導者只要一、二環走兩回,等於看盡了好幾代的起伏。戲裡有如日中天的中國,有破落貧困列強焚燒的中國,有空喊口號的中國,有革別人的命也斷了自己命的中國,也有等了一六○年才崛起的中國。 沉痛的一六九個步伐,北京踩地緊緊的;一個廢墟,兩個中國。這正是美國最怕也最敬畏中國的一面。

《專案實戰》系列之七─從選舉看政治人物的「溝通力」(上)《專案實戰》系列之七 從選舉看政治人物的「溝通力」(上) 2010/11/29 台灣「五都市長及議員選舉」的結果已出爐,無論您所支持的人有沒有當選都得接受這個事實;尤其在「激情過後」一切又歸於平靜─工作得照做、生活得照過、一切得照常。我在課堂上及所寫的文章中個人一向堅持「不談論政治」的原則,但是我發現每當我提到PM或領導者的「軟技能」時若不以政治人物做案例卻會失去了一些讓人「心買屋領神會」的感覺,與少了一些既貼切又能增加樂趣的經典。所以我這次要打破自己的「禁忌」,談談政治人物的「軟技能」特別是「溝通力」對選舉(面對不同選民特質)之成敗所造成的影響,並同時藉此告訴各行各業的專業人士在職場上所應發展及培養出那些以溝通為主的「軟技能」。所謂的「溝通力」係指「『溝通者』面對『被溝通者』時所展現出的『表達力』、『態度』、『魅力』、『溝通技術』與『語言藝術』的綜合能力」。政治人物是所有扮演「溝通者」或「領導者租辦公室」角色中最需具備良好的「溝通力」的人,否則就得不到支持者的擁護、追隨者的愛戴,以及最現實的是在選舉中得不到「選票」;而當被競爭對手「抹黑」時更要知道如何「澄清」,及為自己的施政理念「辯護」。本文希望讀者們以「平常心」及純粹實務探討來看待,而切勿過度引申或做任何不當的政治立場解讀。 當政治人物面對支持群眾的時候,首先需要知道如何以非常穩健的方式透過肢體與語言將其想表達的意念向他人既「說得清楚」又「講得明白」,且在競選的場辦公室出租合更需要會運用互動手法與活動設計來營造熱絡氣氛,並激發選民的熱情。這種所謂的「表達力」對大多數的政治人物而言都是首先必須具備的(歐巴馬在美國總統大選的勝出的原因,不只是口才一流,還充分展現其個人魅力與創造議題吸引選民支持的能力)。其次,就是溝通者的「態度」,也就是決定是否能拉近與「被溝通者」間距離的能力。「候選人能親自握到最多選民的手就越能掌握最多的選票」似乎已成為在台灣各種選舉的「定律」。問題是,有些政治人物與人握手的買屋「態度」是不及格的;例如只單手握人指尖且眼睛不看對方就快速地移到下一個對象,使被握手的人感受不到該政治人物的真誠,而直覺到的只是其「敷衍」與「虛假」。會握手的人是雙手緊握對方掌心,並用眼神與對方交錯、停頓若干秒並加以寒暄問候;也只有使對方感受到「被重視」、「被打動」,這個手才不會白握,才會讓人留下深刻印象(而變成一張張潛在的「選票」)。 在我《是誰造成了溝通障礙》的講座中探討過最難溝通與被溝通的人之中首當其衝的就是「學租屋歷高」、「眼界高」、「自視高」等這三者兼具的人。中國歷史上各朝各代能「出將入相」者也好像多半是要具備這種特質的人,而國民黨一直以來也算延用了這種「用人規範」。所以其執政團隊的部會正副首長向來是高達約80%以上的擁有「博士學位」(博士還要看是否是名校?洋的還是土的?)。這次國民黨推出的「五都市長」候選人就有四個具有博士學位。通常這「三高」族群最普遍的問題是「放不下身段」,他們其實不需要刻意說甚麼或做甚麼就自然讓別人覺得他們「高租屋網高在上」。說話喜歡夾雜一些外文,並說一些一般人不太聽得懂的話來彰顯自己的學問與層次、地位;況他們向來對事情的判斷是以「自我的感覺」來認為別人也應當如此。若在威權時代要靠具有這些特質的「政治菁英」來治國也無可厚非,但到現在是「傾聽人民的聲音」的民主時代就不一樣了。那「三高」會成為與老百姓溝通的嚴重障礙(台灣媒體不是就經常以「白目」、「智障」、「腦殘」等字眼來形容一些不知如何應對「人民期望」的官員)。而「三高者」若不改變面對婚禮顧問普羅大眾選民的「心態」,其所產生的疏離(甚至是「鴻溝」)就絕不可能使其勝選。這次五都的11位市長候選人無不竭盡所能地顯示自己與民眾的「親和」就可看出其自知要改變「三高心態」的重要。 再者,談到「溝通技術」的最直接與基本的意義,就是「『溝通者』如何用『被溝通者』所熟習的語言與表達方式來與其溝通,才能達到溝通的效果」。譬如說,我認為當年「國共內戰」共產黨打敗國民黨的主因也不完全是軍事,而卻有若干的原因是共產黨擅打「宣傳戰」知婚禮佈置道如何以最簡單、粗俗及所有人都聽得懂的語言來與佔中國超過80%比例農民與工人階層(甚至文盲)的百姓溝通(毛澤東的一句「讓大家都有飯吃」、「中國人民站起來」就能立即「收攏人心」)。相對下,國民黨卻只針對佔人口比例不到20%的知識份子、商人等,講只有他們那種文化層次高的人才能聽得懂的話(蔣介石就喜歡用善於「咬文嚼字」的「文膽」為他寫出具有高度「文化素質」卻讓一般人「不知為何物」的「文告」)。此現象國民黨從1949年到台灣後也是如此,直會場佈置到一向自認最瞭解台灣基層民眾心聲,也最會與選民「搏感情」的民進黨崛起,台灣進入「政黨輪替」後,才使國民黨徹底的改變,而學會該用甚麼態度方法與所有基層民眾互動。然而,民進黨或其支持者使用最「原始」與「粗俗」的語言與民眾「搏感情」(使其既「爽」又「勇」)之餘,過度「語言暴力」卻也嚇跑了許多「中間選民」。 《待續》

令人動容的智慧-多一分寬容 多一分寬容.你的心情一定會不一樣~~ 傍晚,在一個規模不大的快餐廳裡,總共有三個食客: 一個老人、一個年輕人,還有我。 或許是因為食客不多的緣故,餐廳裡租房子的照明燈沒有完全打開, 所以顯得有些昏暗。我坐在一個靠窗的角落裡獨自小酌, 年輕人則手捧一碗炸醬麵,坐在靠近門口的位置,與老人相鄰。 我發現,年輕人的注意力似乎不在麵上, 因為他房屋出租眼睛的餘光,一刻都未曾離開過老人在桌邊的手機。 事實證明了我的判斷。我看到,當那個老人再次側身點煙的時候, 年輕人的手快速而敏捷地伸向手機,並最終裝進他上衣的口袋裡,試圖離開。售屋網 老人轉過身來,很快發現手機不見了! 。! 他的身體微微顫抖了一下,然後立即平定下來,環顧四周。 這時候年輕人已經在伸手開門,老人也似乎明白了什麼, 他馬上站立起來,走向門口賣房子的年輕人。 我 很替老人擔心。我認為,以他的年老體衰,很難對付一個身強體壯的年輕 人。 沒想到,老人卻說:「小伙子,請你等一下。」 年輕人一愣:「怎麼了?」 「是這新成屋樣,昨天是我七十歲的生日,我女兒送給我一部手機,雖然我並不喜歡它,可那畢竟是女兒的一番孝心。 我剛才就把它放在了桌子上,可是現在它卻不見了, 我想它肯定是被我不小心碰到了地面上。 我的房屋買賣眼花得厲害,再說彎腰對我來說也不是件太容易的 事,能不能麻煩你幫我找一下?」 年輕人剛才緊張的表情消失了,他擦了一把額頭上的汗, 對老人說:「哦,您別著急,我來幫您找找看。找房子」 年輕人彎下腰去,沿著老人的桌子轉了一圈, 再轉了一圈,然後把手機遞過來:「老人家,您看,是不是這個?」 老人緊緊握住年輕人的手,激動地說:「謝謝!謝謝你!真 是不錯的小土地買賣伙子,你可以走了。」 我被眼前的一幕驚呆了。待年輕人走遠之後,我過去對老人說: 「您本來已經確定手機就是他偷的,卻為什麼不報警?」 老人的回答使我回味悠長,他說:「雖然報警酒店經紀同樣能夠找回手機, 但是我在找回手機的同時,也將失去一種比手機要寶貴千倍萬倍的東西, 那就是──寬容 。」 人到了中年,越來越覺得微笑是一種悲憫,緘默才是一種修養,而寬容也是一種智慧酒店工作。

趕豬的男人從前,有個人到城裡買了二十頭小豬,在趕回鄉下的路上,天將要黑了,前不著村後不著店,前方看見有一舊屋「喀!喀!喀!有人租辦公室在嗎?」終於有一婦人家應門了,趕豬的男人提出了借宿一宿的請求……「我單身一個婦道人家,不方便留你過夜哩。」婦人一開始拒絕了。經辦公室出租過苦苦哀求,「請妳通融吧…不然,我送妳一頭小豬當租金唄?」婦人終於為難的允許了,「但是你只能在我房門外打地舖。」趕豬的男人解決買屋了夜宿的問題了,過了一會,他又得寸進尺地問:「在門外睡覺擋不了風,夜晚恐怕還會下雨,請讓我睡進房裡吧?」「我願意再送妳一頭小豬租辦公室……」好吧,婦人心想好人做到底嘍。男人在床邊打了地舖睡了一會……「地上硬的很睡不安穩哩,可以讓我也躺到床上嗎?」「我決不會侵犯辦公室出租到妳,而且,我再送妳一頭小豬……」他終於如願躺上了床睡覺了,過了一會,他再得寸進尺地問:「可以讓我躺到妳『身上』一下嗎?」婦人買屋大驚失色,可是在男人再送一頭小豬的攻勢之下也「答應」了。這樣又睡了五分鐘,「可以讓我在妳身上『動一動』嗎?」男人的攻勢一波一波租屋。「我願意每動一下送妳兩頭小豬……」就這樣男人在婦人身上一共動了八下,就停止不動了。婦人不解的問:「為何不動了?」男人回答:「租屋網我的豬送完啦……不然,妳要我繼續動,就換妳每動一下送我兩頭小豬?」第二天男人吹著口哨,愉快的趕著包括自己的,還有婦人家裡的一共 婚禮顧問四十頭小豬回家了。

【心情】這幾天下來 ...這幾天下來我覺得 上了國中 變的比較充實 ^^不管是生活上或是課業上‥等 都有新鮮的體驗、每天就是起床、上課、回家、洗澡、用電腦、吃飯代償、寫作業讀書、吃宵夜、睡覺這都是千篇一律的生活步調,雖然還沒感覺煩,可是總覺得有點太累了 =口=而且學校規定也很多,更何況這個迷路的學校我還搞不太懂 XD 信用卡代償而且今天早上升旗我還昏昏沉沉的 感覺冒冷汗又頭暈 =口=但是一切的一切都沒有關係,因為來學校還有一個重點,就是" 交朋友 " !! 是不是 =ˇ=這幾天下來我也認識seo了幾個好朋友、我也覺得我們班還不賴 ~ 感覺就是競爭力很夠的班級不管在哪一方面 我都希望我們 713 能夠更好更棒、或是、最好最棒的 ^^就像佈置教室、我也覺得我關鍵字廣告們都很合群、而主題糖果工廠 ( 因為我想做LOLLIPOP 所以提議就中了 )而我覺得我們班真的蠻乖的,對我們班期望很高唷 713 加油 ~ 我們要一起度過多采多姿的國中三關鍵字行銷年不過我有一個困擾,就是我是 37 號,什麼都除不近,變成說 我就是要自己一組 超特別的 =口=像電腦課阿 或是美勞課呀,我都自己坐 =口= " 好可憐誰要救我,而且酒店經紀我近視,真的今天量蠻嚴重的我說句實在話啦,配眼鏡真的不浪費錢 是我真的已經需要了、在不配後果會更嚴重 !這幾天下來過的真的很充實啦 總歸一句 我平常真的很酒店工作累又很忙,最近很少會發文更別說作品了SO " 我每天還是會碰電惱只是有三分之二都是用筆記之類的 不過回應跟留言 一樣照常回覆 ~~而現在就開始天天有考試了 所以酒店打工各位‥我就不常發文囉!不過希望還是可以跟許多格友常聯絡  所以希望各位不要忘記我唷 要常來找我 !                     也希望我國中酒店兼職三年能夠天天 HAPPY !!

勁老大的花襯衫-2,真是歹勢啦.........是等待中閉目一下還是老大累了呢?藝人就是不管台下有多累多痛多病,一上了房屋買賣台就什麼都沒痛沒病有精神了.連展昭的劍都出現了~~~~這就是老大2天在河北的宣傳活動.刑台......邢台......還好不買屋叫斷頭台 而成都之行,連李總都陪著老大做宣傳,吃早餐時還是被一大堆人包圍著拍照呢,只是人都在照片外沒入鏡,入鏡新成屋的那張我沒po.老大說很喜歡這張的感覺,意境不錯.老大忙得精神奕奕,氣色很不錯.內地市場那麼大,我看老大還有得跑濾心攤才是.回程嘛,哈哈...班機老誤點,大家沒辦法,晚餐在機場解決嘍,吃東西才轉移耗等的怒氣.開封奇案之後,公孫先生商務中心就回台灣了,最近看白玉堂裡的公孫先生換人演很不習慣,這倆人在大陸會合是要?????是與包大人約好要一起出國,那是小型辦公室去那兒呢??是去韓國會迷們.又遇到不認識的人來合影老大的笑容一向燦爛包青天真是全球都知名丫,記得我去泰國也看辦公室出租過說泰文的包青天劇集,聽起來很好笑.而勁老大在韓國也有個專屬的影迷網站哩很喜歡老大穿花襯衫,因為花衫不是人人宜蘭民宿穿起來都像老大那樣有形好看.這張照片好有展昭的眼神及表情.老大的笑容就是........帥陽光般的臉龐及笑容再加上九份民宿亮麗的衣服,輕鬆又帥氣.就是愛看勁哥穿花襯衫就是好看精神 ps.開封奇案在大陸的前製及後製都已經ok了,就等著安排酒店經紀上檔了.
